Our design work includes
new-build projects, extensions and alterations to a wide variety
of buildings, new and old. We offer a full professional service,
from feasibility sketches through working design and sitework to
the contractor's final account. However, we are happy to quote for
partial services if you want to handle some of the stages
yourself.
We will also handle the legal
'admin' issues arising from building works.
Design Team
Smaller projects will be handled entirely 'in house'. Larger projects
may require a design team to handle complex aspects such as steel frame
design or specialist services. We can work with your selected
consultants or put together a team for you.
Project work stages:
Feasibility and Sketches
We discuss your requirements and budget, take basic measurements and
produce sketches (freehand or small scale) with alternative designs for
your selection.
Scheme Design to Planning
Stage
We take measurements in more detail and produce a set of drawings
suitable for making a Planning application. We make the application and
deal with the local authority on your behalf.
Working Drawings and
Specification
We produce a set of working drawings and a specification in sufficient
detail to enable a builder to construct the project. At this stage we
make an application for Building Regulations approval and deal with
technical queries from the local authority.
Tender Action
Drawings and specifications are sent to a group of contractors (selected
in consultation with yourself) to offer competitive quotations. We
report results to you with a recommendation.
Site Monitoring
We make regular visits once the builder is on site, to monitor the
progress of the works, deal with technical queries and certify interim
payments.
Final Account
Once work is completed we negotiate a final account with the contractor.
Legal 'Admin' Issues
'Legal admin', in the form of statutory approvals CDM regulations and
party wall issues, occurs throughout the design and construction phases.
We will deal with these issues on your behalf.
